Our Process
We acquire and manage multifamily apartment communities in the greater Cincinnati, OH market with a focus on adding value while providing strong, consistent returns for our investors. How do we do this?
Raising Capital
Through the relationships we have developed, we raise capital from accredited investors who are seeking the diversification and wealth opportunities that come from investing in real estate. We bring various investors together as limited partners in a limited liability company, where their capital can be pooled to acquire an investment property.
We also work with various lenders to ensure we are getting the most advantageous loan package for the investment. By getting to know the objectives of our investors, it helps us identify what types of investment opportunities are best suited to help them achieve their goals.
Acquiring Properties
Through our network of commercial real estate brokers, fellow investors, and direct relationships with property owners, we source high-quality, often off-market opportunities that align with our investment criteria and have the potential to generate strong returns and long-term wealth for our investors.
During the due diligence process, we leverage our unique experience and analytical approach to uncover value-creation opportunities that others may overlook. By applying creativity and strategic thinking, we craft tailored plans to increase revenue and reduce expenses—both of which directly enhance the property’s value and investor returns.
Managing Properties
Once we acquire a property, we immediately begin executing the strategies developed during due diligence. As a vertically integrated firm with in-house property management and construction teams, we’re able to directly oversee day-to-day operations—ranging from leasing to maintenance and capital improvements. Our background in the trades gives us a unique, hands-on advantage in identifying cost-effective solutions and driving operational efficiency, which ultimately enhances performance and value.
Transparency is one of our core values. Each of our investors receives 24/7 access to a personalized investor portal, where they can track the status of their investment, review quarterly reports and annual tax documents, and view current and historical distributions.
Exiting Investments
At SNS Capital Group, our typical exit strategy includes pursuing a refinance around Year 3—after executing our value-add improvements and stabilizing operations. Thanks to our vertically integrated model and disciplined onsite execution, we’re often able to return a significant portion of investor capital at this stage, regardless of broader market conditions.
While we don’t guarantee a full return of capital, our operational approach is designed to create this opportunity through forced appreciation, not market timing. After the refinance, investors maintain full ownership and continue receiving quarterly distributions, positioning them for long-term wealth creation with reduced capital at risk.

Jered Sturm
Co-Founder, Chief Executive Officer
Recognized for his rapid growth in the industry, Jered has become a frequent guest on some of the world’s most popular real estate podcasts, forums, and radio shows, as well as one of the most popular contributors for the real estate investment website biggerpockets.com.
Jered began his career in the real estate industry in 2006, working for JASM Properties, a successful real estate investment company in Cincinnati, OH. From 2009 to 2015, Jered and his brother Andy co-founded multiple construction and real estate investment companies, using their background in contracting and construction to begin investing in value-add real estate.
Jered received his degree in marketing from the Carl Lindner College of Business at the University of Cincinnati in 2012. Jered continues to pursue constant education from the top performers in the industry, and strives to elevate our company’s performance by staying on top of all relevant news in the industry.
Regardless of his success Jered will always see himself as a blue-collar guy that enjoys helping others, and teaching financial education. Happily married, Jered enjoys spending time being outdoors with his wife and two children, and in his free time has a passion for woodworking.
Coleman Nelson
Co-Founder, Chief Financial Officer
With a background in both accounting and real estate, Coleman provides valuable expertise to the organization. In 2012, Coleman earned his master’s degree in accounting from the Marriott School of Management at Brigham Young University, one of the top accounting programs in the nation.
After graduating, Coleman became a CPA, and worked for a Big 4 accounting firm, with the majority of his time working with one of its Fortune 25 clients. He has also worked at a multi-billion dollar commercial real estate investment company, where he was responsible for preparing and filing quarterly financial statements with the Securities and Exchange Commission and quarterly financial packages for their investors.
Andy Sturm
Co-Founder, Chief Operating Officer
Andy Sturm is the Co-Founder and Chief Operating Officer of SNS Capital Group. With a background in Real Estate and Economics from the University of Cincinnati’s Carl Lindner College of Business, Andy has been actively involved in real estate investing since 2006.
Andy’s early experience in single-family home construction provided him with a deep understanding of construction efficiencies and project management. This knowledge became instrumental in optimizing the operations of apartment communities. Known for his attention to detail and time management skills, Andy is recognized for implemented one of the most efficient community stabilization processes in the industry.
In addition to his professional achievements, Andy has a passion for fitness and wellbeing. Andy enjoys spending his free time with family. Andy is a dedicated husband and proud father to three girls.
Steve Seger
Director of Acquisitions & Investor Relations
Steve Seger is the Director of Acquisitions and Investor Relations at SNS Capital Group. He earned his undergraduate degree from Miami University’s Farmer School of Business with a major in Marketing and a minor in Supply Chain.
Steve began his career at Vanguard in their Financial Planning Development Program, where he obtained his SIE, Series 63, and Series 7 licenses.
In March 2024, he joined SNS Capital Group as an Executive Management Trainee before stepping into his current leadership role in August 2024. He is also actively pursuing an MBA from the University of Cincinnati as a part-time student.

Steve began his career at Vanguard in their Financial Planning Development Program, where he obtained his SIE, Series 63, and Series 7 licenses.
In March 2024, he joined SNS Capital Group as an Executive Management Trainee before stepping into his current leadership role in August 2024. He is also actively pursuing an MBA from the University of Cincinnati as a part-time student.
